Dubai Healthcare City Authority (DHCA) has announced a Dh1.3 billion development plan for the first phase of Dubai Healthcare City (DHCC), aimed at cementing its position as a global hub for healthcare and wellness investment. The initial stage of the expansion will feature a LEED Platinum-certified office tower, a dedicated medical complex, and upgraded infrastructure to support long-term growth.
Issam Galadari, CEO of Dubai Healthcare City Authority, stated that the new projects are central to the authority’s long-term strategy for enhancing Dubai’s healthcare system in line with national objectives.
“Our upcoming development plan, starting with these flagship projects, reflects our commitment to contribute to the advancement of Dubai’s healthcare infrastructure,” Galadari said. He added that by creating an ecosystem that attracts investment and integrates sustainability, the plan aligns with the Dubai Economic Agenda D33 and the UAE Net Zero Strategy 2050, reflecting a wider trend of global investment expansion tied to national values.
Sustainable and Specialised Facilities
The development includes the first LEED Platinum-certified office building within DHCC, designed by P&T Architects and Engineers Ltd. The 13,000-square-metre structure will comprise nine floors of flexible office space above three basement levels, with retail outlets on the ground floor. This building is intended to set a new standard for sustainable urban design in the city’s healthcare sector.
Alongside the office tower, a purpose-built medical complex designed by Design and Architecture Bureau (DAR) will cover 5,800 square metres. It will feature five floors and two basement levels, offering adaptable spaces for surgical facilities, diagnostic centres, laboratories, and outpatient clinics. The shell-and-core layouts are designed to accommodate future healthcare technologies and needs, further supporting efforts that have helped revolutionise health tourism in Dubai.
Infrastructure and Project Timeline
To improve accessibility and convenience, DHCA will also construct multi-storey car parks equipped with EV charging stations and a Salik-integrated smart parking system.
