Dubai-based developer Omniyat has launched Lumena Alta, an ultra-luxury commercial tower on Sheikh Zayed Road set to become the tallest commercial building in Business Bay. The 380-metre, 73-level skyscraper is located in the Burj Khalifa district and is scheduled for completion in 2030 with a projected gross development value of over Dh5 billion.

The project marks Omniyat’s 20th year in the market and follows the rapid sell-out of its previous commercial tower, Lumena. The new development will offer more than 720,000 square feet of premium office space, catering to a growing demand for high-end commercial real estate in the city.

A Response to Market Demand

According to Mahdi Amjad, founder and executive chairman of Omniyat, Dubai’s status as a premier commercial hub in the Middle East has been solidified over the last five years. He cited record foreign investment and progressive business reforms as key drivers.

“As global enterprises, hedge funds, and UHNW family offices establish their regional headquarters in the city, demand for prime commercial space is accelerating,” Amjad said. He explained that Omniyat aims to meet this demand with architecturally significant buildings that offer world-class amenities and strategic locations.

Design and Features

Lumena Alta is designed with a spiralling façade intended to capture and reflect light. The mixed-use tower will integrate luxury commercial, hospitality, and lifestyle spaces. Plans include triple-height sky lobbies, panoramic terraces, and vertical gardens. Office spaces will feature private terraces and landscaped sky gardens.

The building will be situated at a key gateway to Business Bay, minutes from Downtown Dubai and the Dubai International Financial Centre (DIFC). It will also connect directly to the future Dubai Metro Gold Line. A ground-level podium will host retail and dining outlets, supported by 1,000 parking spaces.

Hotel and Amenities

Crowning the tower will be a five-star hotel, which will include a sky pool suspended 335 metres above the city. Upon opening, it is expected to be the world’s highest infinity pool. A signature restaurant at the tower’s highest point will offer 360-degree views of the city and coastline.

The building will also house extensive wellness facilities, including private fitness suites, spa environments, a 25-metre indoor lap pool, and hydrotherapy zones. An Executive Club will provide private boardrooms, lounges, and conference facilities. The entire project is targeting multiple certifications, including LEED Platinum for sustainability and WELL Platinum for occupant wellbeing, alongside top ratings for digital connectivity and smart building technology.
