Property developer Object 1 Real Estate is expanding its portfolio in the Dubai Land Residence Complex (DLRC), a move timed to capitalise on the upcoming Dubai Metro Blue Line. The new transport link is set to significantly improve connectivity and boost long-term property values in one of the city’s rapidly growing residential corridors.

DLRC’s Growing Investment Appeal

Strategically located at the junction of Emirates Road (E611) and Dubai–Al Ain Road (E66), the DLRC has evolved from a quiet suburb into a promising real estate destination. The district offers residents convenient access to major business hubs and attractions while maintaining a serene environment. The upcoming Blue Line will further enhance its appeal by directly linking the area to Dubai International Airport, Business Bay, and the wider metro network.

The area is already demonstrating strong performance, with high apartment sales volumes and rental yields reaching up to 8% in some developments. This has established DLRC as a top-performing residential zone, attracting investors seeking long-term returns and residents looking for modern, community-focused living. The improved transport infrastructure is expected to solidify this trend, similar to how other major projects have boosted the city’s aviation presence with new multi-million-dollar hubs.

The VERDAN1A Development

At the centre of Object 1’s expansion is VERDAN1A 1 & 2, a multi-phase residential project inspired by the Spanish word for green, verde. The development, comprising 316 units, is designed to blend contemporary architecture with practical functionality, focusing on wellness and community. It will feature resort-style amenities, including swimming pools, a gym, yoga zones, a cinema room, and children’s play areas.

Tatiana Tonu, CEO of Object 1, commented on the district’s potential. “With the upcoming Dubai Metro Blue Line redefining connectivity across the city, DLRC’s potential for sustainable growth has never been stronger,” she said. “Our investment in this district reflects Object 1’s long-term vision of creating buildings that merge design excellence, accessibility and well-being.”

VERDAN1A is fully compliant with the Dubai Green Building Regulations and Specifications, incorporating insulation efficiency and energy-saving measures. This aligns with the UAE Net Zero by 2050 strategic initiative and supports the goals of the Dubai 2040 Urban Master Plan to create inclusive and climate-resilient communities.

Expanding in a Strong Market

Object 1’s expansion comes as Dubai’s real estate market continues its strong performance, with total sales reaching Dh559.4 billion in 2025. The developer is also active in other high-demand communities, including Jumeirah Village Circle (JVC), Al Furjan, and Sports City, joining other major firms as it launches its first residential project in Dubai. With a portfolio of over 20 developments, the company is also growing its presence in Abu Dhabi, aiming to create connected living spaces across the UAE.
